The service man did a wonderful job, except for the fact he didn’t have the correct size filter to replace. Which means I have to schedule with you to get the filter replaced.

Today I arrived to due Ac maintenance on club member unit. I noticed extremely dirty filter and blower wheel. I explained to Mike and wife about the importance of airflow. I wrote estimates for dispatch to check up with club member for cleaning. Also he have an older disconnect box thats rusted a needs to be replaced.
Completed single system cooling maintenance, replaced filter, unit operating properly at this time. Replaced thermostat.
Today I responded to a service call. I was told as soon I arrived the unit was operating fine an home owner had to reset breaker box and everything was operating properly when I arrived. Office will bill Mr Raymond. Also tenant wants to become a member
Found unit not operating at, found old thermostat bad. Owner said he will replace it.
Today I arrived to Ms Dobbs property and performed the ac maintenance. I noticed disconnect was charred from back feed. I recommend replacing disconnect and adding surge protection. I checked pressure and temperature on the unit an noticed system was undercharged. The club member agreed she had someone to recharge her unit with roughly around 4lbs. I advised her to get a leak detector test to help resolve the situation. I also informed Ms Dobbs she needs to replace her Contactor on the condensing unit do to the loud buzzing noise I approached the attic and noticed mastic missing around air handler that needs to be replaced. Ms Dobbs wants everything fixed she needs someone to give her a call.
Performed a two system cooling maintenance on two 2011 Carrier the ODT is 79°.Tested overall operation of equipment confirming the indoor & outdoor equipment was both fully operational.There are two 16x20x1 they were discolored along with clogged the filter was replaced recommend replacement of filters more frequently.Blower motor was fully operational not showing any signs of being intermittent or dropping out.Blower wheel was inspected finding it to be dirty when a blower wheel gets dirty it minimizes the efficiency of equipment along with places a strain on equipment and parts which shortens the lifespan of both a quote has been provided to clean blower wheel.Inspected indoor evaporator coil finding it to be dirty when a indoor evaporator coil gets dirty it minimizes the efficiency of equipment along with can affect the ability to heat/cool properly a quote has been provided to clean indoor evaporator coil.Inspected wires along with connections not finding any broken, damaged or arc
Performed a single system cooling maintenance on a 2024 Rheem the ODT is 75°.Tested overall operation of equipment confirming the indoor & outdoor equipment was both fully operational.The filter 16x25x4 was gently used it wasn’t replaced on this visit recommend replacement on next visit.Blower motor was fully operational not showing any signs of being intermittent or dropping out.Blower wheel and indoor evaporator coil was inspected finding neither to be dirty.Inspected wires along with connections not finding any broken, damaged or arced wires along with didn’t find any damaged or loose connections.Drain line was blew out and flushed confirming proper drainage.Inspected duct-work finding all to be properly secured along with all seals with tape and mastic intact.Flood prevention was present and tested confirming it was properly operating.Once finished evaluating the indoor equipment began evaluating the outdoor equipment checked fan amps, compressor amps, refrigerant levels confirmin
DCM1: AC complete, replaced 20x20x1 filter. Filter was dirty but homeowner was running fan on. Talked to homeowner and told him to run it in auto to prevent adding humidity into the home and to keeping filter clean longer. System is fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Talked to homeowner about adding a line voltage monitor/surge protector he decided to wait at this time. Homeowner would like to be called an hour in advance by service expert.
Arrived to system off, checked pressures and found system completely out of R22. Found indoor blower wheel dirty and outdoor capacitor out of range 45/5 reading 29/1.6. Due to age of equipment and amount of repairs recommended a comfort advisor to come out and give quote to upgrade system. Tried scheduling a comfort advisor however homeowner said she would not be available until next week. She stated she would reach out to us to set up appointment. System is currently turned off at breaker to prevent further damage.

The thermostat settings were to let auxiliary come on with call for heat. I went into thermostat settings and adjusted so auxiliary will operate normally

DCM2: Heat complete, replaced 20x20x1 and checked 16x20x4 filters. Upstairs system is fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Main floor system is heating and operating at this time. Found that system had a leak on previous maintenance, spoke with homeowner and she asked not to put gauges on to prevent refrigerant from leaving the system. Maintenance checklist attached.
Heat pump maintenance. Checked blower motor, heat strips, compressor, fan motor all check out. Changed filter. Could not get system pressures because ambient outdoor temps are too hot for correct readings. Presented homeowner with coil and blower motor cleaning option, they denied. Collected $178.00 check for renewal. System is operating correctly at time of departure.
